Anna comments: 鈥淭he ability to run simulations on building performance, market trends, and various other variables supports clients when it comes to deciding where to concentrate capital investment.鈥�

Joe continues: 鈥淔or the EPC pathway report, for example, we鈥檒l create the digital twin and use that as the baseline for the building鈥檚 current performance. We鈥檒l then make a copy and change aspects like the heating or lighting in certain areas, which tells us what the new EPC score is. It will also provide the anticipated energy use from those improvements, so we can work out what the cost saving will be, and an estimated capex cost. The digital twin allows us to see how changes affect the embodied carbon of the building, as well as how this information can be factored into other building certifications like BREEAM.鈥�

Digital twins provide the granular data needed to assess building performance and optimise asset management strategies. In a sector where nuance is crucial, especially given the diversity within commercial real estate, digital twins enable asset owners and investors to make informed, data-backed decisions.

Anna explains: 鈥淐ommercial real estate isn鈥檛 a single homogenous entity 鈥� there鈥檚 great diversity within the sector, not only between asset classes but also between individual assets.
