The European CRE investment recovery is expected to continue

YTD Q1 2025 European (excl. UK) CRE transactions, incl. contract/pending deals, have already reached nearly EUR26bn. Notably, German investment doubled y-o-y in January, while Italy and Spain saw increases of 67% and 48%, respectively, MSCI RCA data show.

European prime office rents continue to rise

European prime office rents continued to rise in Q4 2024 with an average increase of 1.0% q-o-y, in contrast to a 0.4% decline in the APAC region. On an annual basis, European rents grew by 5.1% on average, highlighting the continued demand for premium office space in key markets.

European stocks start 2025 with robust growth

The European Stoxx 600 index has risen 9.4% in 2025, outperforming the S&P 500's 4% gain and a slight decline in Japan鈥檚 Topix. A Bank of America survey attributes this strength to growing optimism about EU economies and expectations of further ECB rate cuts.
